I've been doing this for my car
One of the biggest regrets, is buying a four month old house that the owners had lived in. We paid $300., 20 years ago for an inspector who didn’t do his job, but chummed around with the realtor. We later realized we were left with no warranties and no instructions. We still can’t figure out what brand of windows we have. We found a number of things wrong with the house soon after and I had to replace parts of the roof long before the warranty would’ve been up.
I left every manual, taped the directions to the door to change the code, picures of the house when it was being built, marked the light switches, and left them a childrens book that was the name of the street.
I actually had my house cleaned for the new buyers. She was pregnant and I wanted to do something really nice for that. There’s nothing worse than having to move into a home and having to clean it head to toe I did them at courtesy and we did leave brochures for the new appliances that we had bought the year before on the counter, but not in the file folder.
That should be a requirement.

I had this all prepared and ready to give to the couple who purchased my home a few years ago. Unfortunately they and their real estate agent were beyond rude to my real estate agent (and dear friend), plus flat out impossible to work with. They did not receive my home’s paperwork.
I’ve done this on my last 3 homes. The last time, the new home owner (millennial), threw the binder out – according to my realtor. Then the new owner contacted me for help. I told her “It’s all in the binder.” She claimed she couldn’t find it. I told her “good luck.
Nope, the sellers pulled out every appliance except the crappy oven before they sold. It was an estate sale and they had no info on anything. We lucked out with a well maintained home, though

Every house and motor vehicle I sold, I always left manuals to everything with the receipts of where I purchased the item or service.

No but when we bought this house I found all the books inside every appliance or in a bag taped to it somewhere. Even the books for the smoke detectors were stuffed up under them.

I have always done this, and all reliable contractors that provide any repairs and regular maintenance.
You need to have one fir your children, family in case of emergency or tragic accident or death.
It's important to keep updated accurate records for all areas of your life.

I did that when sold my home! I even told her in writing the type of flowers in gardens and blooming time.
Not only do we leave in paperwork, but we live in the lawn chairs, the mower, the snowblower

Binder left on table when showing house- also include utility bills, local schools, local menus, tax records, AC repairman, contractors, etc. Trash schedule. After closing- Left binder, bottled water, TP, paper towels, batteries for smoke detector, keys, garage clickers, alarm codes and directions to change. Now when I buy- nothing.😂
I did, and it was the only time I gladly paid the realtor.
I will be providing the same along with the copy of bills for all the home improvements and repairs.
I still have the builders papers on the build of the house and survey of land.
I did that. I also left instructions for the quirks, such as when the program panel on the stupid JenAire range went out, where to buy the part and install it yourself. Include paint colors too and leftover paint and shingles.
I was lucky to find the seller and I went to 2nd grade together and graduated from HS in the same class! He left me a wonderful binder which has been so helpful.
